The priciest in US: Miami asking rents for office space now higher than in NYC
Miami has overtaken New York as the priciest U.S. office market, with average asking rents, allwork.space reports. Figures from a LoopNet survey show asking rents in Miami climbed to about $59.66 per square foot, according to a survey of 50 cities. The jump is being driven by intense demand for newly built “trophy” offices in neighborhoods such as Brickell, Downtown and Coconut Grove, where limited supply is supporting top-tier pricing. Since 2020, the city has drawn an influx of hedge funds, law firms and other finance-related tenants seeking premium space with high-end amenities and prestige addresses. While newer buildings are thriving, older office properties are facing a tougher leasing environment, underscoring a widening split within the market.

United Talent Agency consolidates NYC operations in the Empire State Building
United Talent Agency, whose clients include NBA star LeBron James, is expanding its New York footprint with a new lease at the Empire State Building, the New York Post reports. UTA is taking roughly 100,948 square feet across floors 32 through 35. The move consolidates the Los Angeles-based firm’s Manhattan operations from three separate locations totaling about 81,000 square feet. A person familiar with the deal says the asking rent was about $96 per square foot, and the new office will house multiple divisions ranging from film and music to sports and brand advisory. The agreement adds to a string of high-profile leases at the landmark, which its owner says has benefited from major investment in recent years.

Billionaire-backed planned city may wind up as California Never after setback
California Forever, a billionaire-backed plan to build a massive new manufacturing and housing-focused city in Solano County, is facing renewed doubts about whether it can overcome California’s regulatory and political obstacles, the New York Post reports. The project, tied to land purchases spanning more than 50,000 acres, has promoted itself as a way to revive shipbuilding and advanced industry while adding hundreds of thousands of homes. But the effort suffered a major setback after defense contractor Saronic Technologies chose to build its $3.2 billion “Port Alpha” autonomous shipyard in Brownsville, Texas instead — an investment expected to bring about 10,000 jobs. Supporters say the decision underscores how urgently California needs to streamline permitting, while critics argue the venture has relied on special treatment and still lacks local trust and a clear path to breaking ground.

A newly built industrial warehouse on the site of a former auto plant in Northeast Ohio sold for just over $34 million, Hoodline reports. ViaWest Group pays $5.3 million to purchase Ahwatukee Golf Club
ViaWest Group, a Phoenix-based real estate investment and development firm, has acquired the Ahwatukee Golf Club in an off-market deal for $5.3 million, AZ Big Media reports. The purchase marks ViaWest’s first move into the golf and recreation sector. The 18-hole daily-fee course, a community staple in the Ahwatukee Foothills area, will remain open as the company pursues a long-term “value-add” plan focused on keeping it a public amenity rather than redeveloping the property. ViaWest says planned upgrades will be rolled out in phases and include driving range technology improvements, irrigation modernization and a clubhouse renovation. The firm also plans to partner with Paradigm Golf, which has worked on revitalizing other public golf facilities in the Valley.
