 In The Title Trove

Deal of the Week

Thomas Title & Escrow is proud to highlight the successful closing of a $9.15 million self-storage acquisition in State College, Pennsylvania.

The buyer, headquartered in Phoenix, Arizona, acquired the local ownership as part of its continued national expansion strategy. This transaction required extensive coordination between the buyer, seller, lender, attorneys, title, and escrow teams to facilitate a smooth closing. The property was acquired as an existing self-storage facility and represents a strategic addition to AMERCO’s growing portfolio of storage assets nationwide. Thomas Title & Escrow’s National Commercial Services team provided comprehensive title and escrow services throughout the transaction, navigating multiple parties, lender payoff requirements, prorations, recording coordination, and interstate communications to ensure a seamless closing experience. Special recognition goes to Joel Montemayor, Escrow Officer, and Justin Wine, Business Development Officer, whose dedication, and attention to detail helped bring this transaction to a successful close. Congratulations to all parties involved. We are grateful for the opportunity to support another significant commercial real estate transaction and look forward to continuing to serve our clients across the country.

Truck stop operator hopes to rescue casino complex on border of Nevada, California

LV Petroleum, a Las Vegas-based truck stop operator, is in talks to take over the Primm Valley casino and hotel properties on the California-Nevada line ahead of planned July 4 closures, the New York Post reports. The company says it wants to keep the exit’s businesses running, including the truck stop, lodging and gaming venues, and to prevent hundreds of layoffs tied to the shutdown. The Primm family owns the land. Affinity Gaming currently runs the resorts, so any rescue plan would require an agreement among all parties. If a deal comes together, LV Petroleum could also revive long-dormant attractions like Whiskey Pete’s, aiming to restore Primm’s role as a classic roadside gateway to Las Vegas.

Florida coffee shop files suit, accuses Kimco of misleading it in leasing deal

A Florida coffee shop owner has filed a lawsuit in Broward County Circuit Court accusing New York-based commercial landlord Kimco Realty and an affiliated ownership entity of fraud tied to a lease at a Fort Lauderdale shopping center, Daily Coffee News reports. The suit alleges the landlord recruited the business for a location that was already headed for major redevelopment, then began disruptive demolition and construction soon after the shop opened. Drip Coffee, which launched at the center in September 2025 and has since closed, claims it was used to generate short-term rent ahead of a planned Target-led project. The complaint seeks $9 million in damages. Kimco disputed the allegations and said it disagrees with how events have been described.
